## v2.5.5.0

This release adds institutional CRE workflows, property- and rate-specific underwriting, a redesigned Settings workspace, and reliability improvements.

### What's new

#### Deal workflows and products

* **Institutional CRE (ICRE) loan product** — A full new loan product for institutional commercial real estate deals. It includes intake, sponsor, guarantor, and property manager parties. It also includes a dedicated stage pipeline from Draft through Term Sheet, plus its own checklist and document requirements. See [ICRE product categories](broken://pages/rdFLinf6NmyjsZIfmOsB).
* **Property-and-rate product variants** — ICRE supports distinct product configurations by property type and rate structure. Examples include Multifamily Fixed and Office Floating. Each configuration has tailored sizing, underwriting, and Sources & Uses behavior. See [Compare Products](broken://pages/2185aad20ef5c736066208ced622febebf9d8110).
* **Construction loan support** — Select **Construction** as a loan purpose. The app shows intake questions and fields for construction deals.
* **Transaction overview panel** — Review key collateral and transaction metrics with a deal's parties.
* **Greenlight Memo** — Review a deal's key metrics for early-stage decisions. See [Greenlight Memo](broken://pages/xRzhPZioBQhVFDLtpUUc).
* **Covenants** — Track covenants by account. The platform evaluates ratios automatically and supports webhook-driven agent workflows. See [Covenant Dashboard](broken://pages/ExVPio48FQTH6aqK84f0).
* **Application status tracking** — View an application's current status on its tab.
* **Sponsor and guarantor detail capture** — Track sponsor type, sponsor credit score, and management relationship as entity fields. See [Compare Products](broken://pages/2185aad20ef5c736066208ced622febebf9d8110).
* **Entity guarantor details** — Capture and summarize guarantor-specific entity fields.
* **Multiple sponsors per deal** — Add multiple sponsors to a deal.
* **Beneficial owner capture** — Add beneficial owners in **Business Details**. Add nested ownership under a business-entity owner. Reuse an existing person across businesses. See [Step 5 — Owner Information](broken://pages/whb2h6MG29cNlO6yTGjg).
* **Future funding and escrow or reserve tracking** — Track future funding and escrow or reserve schedules as editable tables on the deal summary.

#### Underwriting and analysis

* **Office-Floating underwriting suite** — Use dedicated NOI analysis, sizing, rent roll, and stress-testing for floating-rate office deals. The suite includes office-specific benchmark and reserve-schedule handling. See [Office floating](broken://pages/fafd5b6f850709c1de4ea58f2dde4ec834bad081).
* **Multifamily-Fixed underwriting suite** — Use tailored assumptions and sizing for fixed-rate multifamily deals. The app hides fields that don't apply, such as future funding and interest-rate-cap parameters. See [Multifamily fixed](broken://pages/bc3d4b75643ff5ecb81ca64c1f363844e67eeaba).
* **Historical Financials and Monthly P\&L** — Review, edit, and recompute historical financials and monthly P\&L side by side. Add or remove periods, reclassify entries, and track cost per unit and variance. See [Historical Financials & Monthly P\&L](broken://pages/mBrWkUsopNm8P0SAnxjn).
* **NOI and Underwriting Analysis** — Review an editable assumptions table for As-Is and Stabilized underwriting. See [NOI & Underwriting Analysis](broken://pages/qj1FL6I5VAfghLCThYRZ).
* **Exit Sizing and Sensitivity Analysis** — Model exit scenarios and run sensitivity grids against key assumptions. See [Exit Sizing & Sensitivity Analysis](broken://pages/drjKGhtBR2BvDLKtsQCB).
* **Forward curve (SOFR) calculations** — Generate forward-curve projections from source financial data. Import and export data, and configure rate-cap terms. See [Forward Curve (SOFR)](broken://pages/3Hz76k27ADtIqoBXUMP2).
* **Sources & Uses** — Structure deal funding with an editable Sources & Uses table and custom categories. See [Sources & Uses](broken://pages/nwTAVrwEZlBGDXJIYYGR).
* **Property Manager management fee automation** — The app derives management fee percentage, floor, and underwritten fee from historical financials and management relationships.
* **Payment Calculator** — Open the calculator from the deal top bar. It computes amortization schedules and as-of-date balances for any loan structure. See [Payment Calculator](broken://pages/m0Sa7KsYdGhT5prDc0nW).
* **Schedule C and business entity spreading** — Map Schedule C business income to a consistent entity financials set. Add or remove properties and businesses as a deal changes. See [Schedule C / Business Entity Spreading](broken://pages/UE0EkjiLmwJY2mdYWCeJ).
* **Spreading Copilot** — Use an AI assistant in the spreading workflow to populate and review financial entries. See [Spreading Copilot](broken://pages/SiI6SGumb7CWJ3UZlUpW).
* **AI-assisted valuation summary** — Generate an acquisition or stake summary for entity valuations with AI assistance. See [AI-Assisted Valuation Summary](broken://pages/xzwT9pDOryV9Qn2P1H3j).

#### Documents, data, and exports

* **Rent Roll and Sales/Rent Comps** — Extract and review rent rolls and comparable sales or rent data from uploaded documents. Use a dedicated comps document viewer. See [Property Review — Rent Roll & Cash Flow](broken://pages/SEvjYdsq5LTqu5zXuO0j).
* **Credit Policy** — Import a credit policy from a PDF. Compare extracted rules to existing configuration, then confirm, replace, or skip each rule. The app evaluates configured rules automatically. See [Credit policies](broken://pages/PZJjZoHJgdFcJrg9AoOE).
* **Document classification confidence** — Documents awaiting classification review show a confidence score. The app also identifies manually corrected classifications. See [Documents](broken://pages/XsuD4CRhLme4qZzQ79gw).
* **Streamlined Offering Memorandum uploads** — Offering Memorandum documents use the standard upload and classification flow. See [Step 1 — Document Extraction](broken://pages/pGn9CKIkig7T0UKqTwth).
* **Market data and comps enhancements** — Access expanded market data sources, submarket and MSA detail, and a source-document comps viewer. See [Valuation data](broken://pages/e5de99a23e41bdec659e487993975e91af229f9a).

## Querying This Documentation
If you need additional information that is not directly available in this page, you can query the documentation by asking a question.

Perform an HTTP GET request on the following URL with the `ask` and `goal` query parameters:

```
GET https://docs.uptiq.ai/commercial-lending/release-notes/2026/july.md?ask=<question>&goal=<user_goal>
```

`ask` is the immediate question: it should be specific, self-contained, and written in natural language.
`goal` is what the user is ultimately trying to achieve, the reason they need the answer. Sharing it helps GitBook give you a better, more relevant answer. A goal is most helpful when it describes the outcome the user wants rather than restating the question. For example, with `ask=how do I create an API token`, a goal like `automate deployments from our CI pipeline` lets GitBook tailor the answer to that use case.

The response will contain a direct answer to the question and relevant excerpts and sources from the documentation.

Use this mechanism when the answer is not explicitly present in the current page, you need clarification or additional context, or you want to retrieve related documentation sections.
