# Product lines

See which product lines Commercial Lending offers, who each is for, and what each includes.

Commercial Lending ships as product lines on one platform. Every product line shares the platform described in [Platform Reference](/commercial-lending/platform-overview.md). Each adds the categories, workflows and capabilities listed here.

## At a glance

| Product line       | Categories | Built for                                                     | Availability        | Start here                                                |
| ------------------ | ---------- | ------------------------------------------------------------- | ------------------- | --------------------------------------------------------- |
| **Commercial LOS** | CRE, C\&I  | Property-based lending (CRE) and business lending (C\&I)      | Generally Available | [Category overview](broken://pages/QTXzZLbKP1zarC62w7aB)  |
| **ICRE**           | ICRE       | Institutional lending on income-producing commercial property | Specific customers  | [ICRE product types](broken://pages/rdFLinf6NmyjsZIfmOsB) |

## Commercial LOS

Commercial LOS covers the CRE and C\&I categories.

* **CRE** is property-based lending: rent rolls, operating statements and property analysis.
* **C\&I** is business lending: business cash flow and tax returns.

After Pre-Screening, a deal on either category moves through **LOI**, **Credit Memo**, **Closing** and **Closed**, and it is risk rated. See [Loan stages](/commercial-lending/getting-started/loan-stages.md).

**Includes:** [application intake](broken://pages/XuHUfQWpkM8cxf2PTv0E), [document extraction and financial spreading](broken://pages/pGn9CKIkig7T0UKqTwth), [underwriting review](broken://pages/az5D95qyqSzandu4NZWB), [risk rating](broken://pages/TMpLigaCHggVmOaohQKa), [credit policies](broken://pages/PZJjZoHJgdFcJrg9AoOE), the [credit memorandum](broken://pages/ZUFSQDiPM4ZEzh3CxukR), [generated documents](broken://pages/dH83XAkJTRLqY8aKc1zB) and [post-close covenant monitoring](broken://pages/hejMRBtfQTFqqMCJeqTO).

## ICRE

**ICRE** (Institutional Commercial Real Estate) supports loans secured by income-producing commercial property.

{% hint style="info" %}
Institutional CRE is available to specific customers. Contact your account team.
{% endhint %}

An ICRE deal has its own stages: **Intake**, **Application**, **Pre-Screening**, **Greenlight**, **Term Sheet**, then **Closed** or **Not Eligible**. It isn't risk rated. See [ICRE deals](broken://pages/ee7k5ErjqGtpPOk0yzfo).

### ICRE variants

An ICRE product type combines an **asset class** with a **rate type**. The **Type** list offers 14 types: seven asset classes, each **Fixed** or **Floating**. The documentation covers twelve of them.

| Asset class  | Fixed                                                                        | Floating                                                                        |

## How product lines relate to products

A **product line** groups the product categories it offers. A **loan product** is created from a category and configured for your organization. See [Products and product categories](/commercial-lending/getting-started/concepts/products-and-product-categories.md).

## Querying This Documentation
If you need additional information that is not directly available in this page, you can query the documentation by asking a question.

Perform an HTTP GET request on the following URL with the `ask` and `goal` query parameters:

```
GET https://docs.uptiq.ai/commercial-lending/product-lines.md?ask=<question>&goal=<user_goal>
```

`ask` is the immediate question: it should be specific, self-contained, and written in natural language.
`goal` is what the user is ultimately trying to achieve, the reason they need the answer. Sharing it helps GitBook give you a better, more relevant answer. A goal is most helpful when it describes the outcome the user wants rather than restating the question. For example, with `ask=how do I create an API token`, a goal like `automate deployments from our CI pipeline` lets GitBook tailor the answer to that use case.

The response will contain a direct answer to the question and relevant excerpts and sources from the documentation.

Use this mechanism when the answer is not explicitly present in the current page, you need clarification or additional context, or you want to retrieve related documentation sections.
