# Platform Reference

Reference Commercial Lending organization, capabilities, AI agents, roles, and data flow.

Commercial Lending is a loan origination system (LOS) for commercial credit. It covers a deal from the first application to covenant monitoring after the loan is booked. AI agents prepare the work at each step, and your team reviews and signs off before anything moves on. The platform is offered as product lines; see [Product lines](/commercial-lending/product-lines.md).

This page explains the building blocks the platform is made of, then maps every capability to the page that documents it. Read it once before you look up a screen or a setting.

## Platform organization

Everything in Commercial Lending follows one hierarchy. Learn it first, because settings, permissions, and data all follow it.

{% stepper %}
{% step %}

### Tenant

Your organization's instance of the platform. Tenant-wide settings, platform roles, branding, and integrations live here. See [Settings](broken://pages/R7BzIKEGwDgA9C2crw0G).
{% endstep %}

{% step %}

### Company

A lending business inside your tenant, with its own users, teams, products, and spread and covenant configurations. The Customer Admin opens the spread and covenant configurations. The UI calls a company an *account*; the two words mean the same thing. See [Company hub](broken://pages/1f520qLQZX4riq4OaJV6).
{% endstep %}

{% step %}

### Loan product

A reusable configuration that every application created from it inherits. A product is created from a **product category -** CRE, C\&I, or ICRE - which sets its starting configuration. A product must be both **Active** and **Published** before new applications can use it. See [Product configuration](broken://pages/8XjuxtKEaCOf1eAeUy41) and [Product categories](broken://pages/QTXzZLbKP1zarC62w7aB).
{% endstep %}

{% step %}

### Application

One financing request is called a *deal*. It moves through portfolio stages, such as **Intake**, **Application** and **Pre-Screening**, until it closes or ends. The stages that follow depend on the product. See [Loan stages](/commercial-lending/getting-started/loan-stages.md).
{% endstep %}

{% step %}

### Entity

Each party on an application: a business borrower, an individual guarantor, or a property. Documents, financials, background reports, and covenants attach to entities, not to the application as a whole. See [Entity page](broken://pages/8e85q76D0mvxqBTjiLnp).
{% endstep %}

{% step %}

### Loan account

The booked loan after an application reaches **Closed**. Covenants and reviews are tracked against loan accounts. See [Loan accounts](broken://pages/9TlAoueET4bz7Ghm30HL).
{% endstep %}
{% endstepper %}

## AI agents

AI agents do the repetitive work, and people make the decisions. Four superagents cover the major stretches of the lifecycle: intake and validation, underwriting, CRE underwriting, and continuous monitoring after closing. They are the heart of the platform and have their own section.

<table data-view="cards"><thead><tr><th></th><th></th><th data-hidden data-card-target data-type="content-ref"></th></tr></thead><tbody><tr><td><strong>AI agents</strong></td><td>What each agent does, how work is reviewed, and how agents are configured.</td><td><a href="/commercial-lending/ai-agents.md">AI agents</a></td></tr></tbody></table>

## Roles

What you see depends on your role. Bank roles are scoped to the whole tenant, one company, or the deals assigned to you; brokers see only the deals shared with them.

| Role                     | Scope                       | Main work                                                                                                         |
| ------------------------ | --------------------------- | ----------------------------------------------------------------------------------------------------------------- |
| **Tenant Admin** | Every company | Platform configuration, company administration, reporting, and data catalogs |
| **Customer Admin** | Every company | Company users, access, product configuration, and borrower experiences |
| **Configurator** | One company | Products, users, teams, branding, and risk rating models |
| **Loan Officer** | Assigned lending work | Applications, underwriting, credit memos, and post-close monitoring |
| **Credit Analyst** | Assigned lending work | The stages the product assigns to the role. See [Loan stages](/commercial-lending/getting-started/loan-stages.md) |
| **Relationship Manager** | Assigned lending work | Borrower relationships, deal status, documents, and covenant compliance |
| **Broker** | Shared partner-portal deals | Applications, customer details, supporting documents, and deal handoff |

Bank staff and partners sign in to different portals. See [Portals and roles](/commercial-lending/getting-started/portals-and-roles.md) for which portal each role uses, and [Role guides](/commercial-lending/getting-started/role-guides.md) for a reading order per role.

## Financial data flow

{% stepper %}
{% step %}

### Documents

Files arrive through intake, upload, or packet ingestion, and the classification agent sorts them by type and entity. See [Documents](broken://pages/XsuD4CRhLme4qZzQ79gw).
{% endstep %}

{% step %}

### Extraction

The extraction agent turns financial documents into structured line items. See [Step 1: Document extraction](broken://pages/pGn9CKIkig7T0UKqTwth).
{% endstep %}

{% step %}

### Spreading

Line items are classified onto the chart of accounts to build standard statements. See [Step 2: Financial review](broken://pages/kkYXTbfCczAyWBTPNVfY).
{% endstep %}

{% step %}

### Ratios, projections, and the decision

EBITDA, ratios, projections, and stress results feed the risk rating and the credit memo. See [Step 3: Underwriting review](broken://pages/az5D95qyqSzandu4NZWB).
{% endstep %}

{% step %}

### Covenants

After closing, covenants are tracked against the borrower's ongoing financials, using the company's covenant configuration. See [Post-close monitoring](broken://pages/hejMRBtfQTFqqMCJeqTO).
{% endstep %}
{% endstepper %}

## Querying This Documentation
If you need additional information that is not directly available in this page, you can query the documentation by asking a question.

Perform an HTTP GET request on the following URL with the `ask` and `goal` query parameters:

```
GET https://docs.uptiq.ai/commercial-lending/platform-overview.md?ask=<question>&goal=<user_goal>
```

`ask` is the immediate question: it should be specific, self-contained, and written in natural language.
`goal` is what the user is ultimately trying to achieve, the reason they need the answer. Sharing it helps GitBook give you a better, more relevant answer. A goal is most helpful when it describes the outcome the user wants rather than restating the question. For example, with `ask=how do I create an API token`, a goal like `automate deployments from our CI pipeline` lets GitBook tailor the answer to that use case.

The response will contain a direct answer to the question and relevant excerpts and sources from the documentation.

Use this mechanism when the answer is not explicitly present in the current page, you need clarification or additional context, or you want to retrieve related documentation sections.
